Migros Türk A.Ş. MİGROS ALAÇATI store in İzmir – Alaçatı has received GOLD level certification in LEED Existing Building: Operations & Maintenance category.
The Migros Alaçatı store proves that existing systems can be transformed into environmentally friendly through Altensis led LEED and green building processes, with applications that emphasize sustainability and reorganization of operational and maintenance processes. 
Green Features
  • Store employees were encouraged to use public transportation and low carbon transportation. More than 75% of the employees provide public transportation from home to work.
  • The roof of the store was covered with a special reflective paint and sunlight was reflected back in a high position. Thus, heat island effect was minimized.
  • Outdoor lighting fixtures were converted into full-cut type fixtures so that the flow of light to the sky was cut off and light-induced light pollution was prevented.
  • The water faucets have been limited to the water faucets in the store by installing conservative perlators and the total water consumption has been reduced by 40%.
  • Detailed energy studies were conducted on the energy consuming basic systems of the store and the building envelope, and potential improvement areas were identified. Simple remedial actions were taken at low cost.
  • CFC type fluids were not used in the store. Cooling fluids with minimum warming effect were preferred to global warming and ozone penetration.
  • The amount of energy consumption of the store is monitored in some subsystems. Thus, the energy consumption of heating, cooling, ventilation, lighting systems is monitored on a system basis.
  • The heating and cooling systems of the store are provided with variable speed and high efficiency systems, ensuring maximum energy efficiency.
  • Photovoltaic panels are used in the store to generate electricity from the sun, wind power is generated from the wind, and some of the energy needs of the store are met by renewable energy sources.
  • The energy provided by the store from the network is obtained from the power plant with a renewable energy source and indirectly the emissions of indirect energy-related greenhouse gases are reduced to zero.
  • Sustainable procurement policy has been adhered to. Thus, when consumables and electronic devices are purchased, environment friendly and energy efficient devices are preferred.
  • Very low levels of mercury-containing lighting elements are used in the store. This issue has been covered in the procurement policy and all lamps to be taken after that will be low mercury type efficient lamps.
  • The solid waste from the store is sorted according to the material types and recycled or reused.
  • The store has installed fresh air equipment to provide minimum indoor living quality. This device is also equipped with heat recovery type and energy efficiency is also provided.
  • Smoking is prohibited in the store. In addition, smoking areas have been established at least 8 meters away from the store entrances outside the store, and necessary signs have been made.
  • A comfort survey was conducted on all employees in the store, and the satisfaction rate was measured. Continuous measurement and improvement studies will continue with the same questionnaire every year.
  • The green cleaning policy has been adhered to. Thus, cleaning agents with minimal impact on the environment and human health are used.
