Projelere ye\u015fil bina dan\u0131\u015fmanl\u0131k hizmeti sunan Altensis\u2019in y\u00f6netici orta\u011f\u0131 Emre Il\u0131cal\u0131, sertifikal\u0131 T\u00fcrk projelerinin yabanc\u0131 yat\u0131r\u0131mc\u0131lara T\u00fcrkiye\u2019deki geli\u015fmekte olan ye\u015fil bina ivmesini g\u00f6sterece\u011fini s\u00f6yledi. Emre Il\u0131cal\u0131, \u201cYe\u015fil bina sertifikal\u0131 projeler uluslararas\u0131 alanda y\u00fcksek de\u011fere sahip, y\u00fcksek kira getirisi olan, d\u00fc\u015f\u00fck i\u015fletme giderine sahip projeler olarak kabul g\u00f6rmekte\u201d dedi.<\/em><\/strong><\/p>\n<p><strong><em>\u00a0<\/em><\/strong>D\u00fcnyan\u0131n en b\u00fcy\u00fck gayrimenkul fuarlar\u0131 aras\u0131nda g\u00f6sterilen MIPIM 2016\u2019n\u0131n bu y\u0131lki temas\u0131 \u00a0\u2018K\u00fcresel \u0130klim De\u011fi\u015fikli\u011finin Gayrimenkul Sekt\u00f6r\u00fcndeki Etkileri&#8217; olarak belirlendi. T\u00fcrkiye\u2019den \u015firket ve belediyelerin geni\u015f kat\u0131l\u0131m g\u00f6sterdi\u011fi fuarda, T\u00fcrkiye\u2019nin \u00e7evre dostu \u00f6rnek ye\u015fil bina projeleri de uluslararas\u0131 vitrine \u00e7\u0131kt\u0131. T\u00fcrkiye\u2019nin ye\u015fil binalar konusunda vizyoner \u015firketi Altensis\u2019in ye\u015fil bina sertifikalar\u0131 konusunda dan\u0131\u015fmanl\u0131k hizmeti verdi\u011fi pek \u00e7ok gayrimenkul projesi, MIPIM\u2019de yabanc\u0131 yat\u0131r\u0131mc\u0131ya T\u00fcrkiye\u2019nin ye\u015fil binalar konusundaki geli\u015fimini g\u00f6zler \u00f6n\u00fcne serdi. Fransa\u2019n\u0131n Cannes kentinde d\u00fczenlenen MIPIM fuar\u0131, ayn\u0131 zamanda Paris\u2019te birka\u00e7 ay \u00f6nce ger\u00e7ekle\u015fen \u0130klim Zirvesi\u2019nin ard\u0131ndan ger\u00e7ekle\u015fmesi nedeniyle \u00f6nem ta\u015f\u0131yor.<\/p>\n<p>MIPIM\u2019de stand a\u00e7an \u00d6zak GYO ve Tahincio\u011flu, s\u00fcre\u00e7leri Altensis taraf\u0131ndan y\u00fcr\u00fct\u00fclen ye\u015fil bina sertifikal\u0131 projelerini yabanc\u0131lara tan\u0131t\u0131rken, yine fuar kat\u0131l\u0131mc\u0131lar\u0131ndan A\u011fao\u011flu, Anadolu Gayrimenkul, Soyak Holding, Zorlu Holding de yine birebir g\u00f6r\u00fc\u015fmelerle ye\u015fil bina sertifikal\u0131 projelerini anlatma f\u0131rsat\u0131n\u0131 buldular. Teknopark ve Finans Merkezi gibi T\u00fcrkiye\u2019nin vizyoner projeleri de yine fuarda \u00e7evreci \u00f6zellikleri ile dikkat \u00e7ekti.<\/p>\n<p><strong>\u00a0<\/strong><strong>Yabanc\u0131lar Neden Tercih Ediyor?<\/strong><\/p>\n<p>Altensis Kurucu Ortaklar\u0131ndan Emre Il\u0131cal\u0131, T\u00fcrkiye\u2019nin bir\u00e7ok \u00f6nde gelen yat\u0131r\u0131mc\u0131s\u0131n\u0131n ye\u015fil bina projelerine y\u00f6neldi\u011fini, bu say\u0131n\u0131n \u00f6n\u00fcm\u00fczdeki d\u00f6nemde h\u0131zla artmas\u0131n\u0131n beklendi\u011fini s\u00f6yledi. Il\u0131cal\u0131, yabanc\u0131 yat\u0131r\u0131mc\u0131lar\u0131n y\u00fcksek de\u011fere sahip, y\u00fcksek kira getirili, doluluk oranlar\u0131 y\u00fcksek ve i\u015fletme giderleri d\u00fc\u015f\u00fck projeler olmas\u0131ndan dolay\u0131 ye\u015fil bina sertifikal\u0131 projeleri tercih etti\u011fini ifade etti.<\/p>\n<p>Emre Il\u0131cal\u0131, d\u00fcnyada ve T\u00fcrkiye\u2019deki ye\u015fil bina s\u00fcre\u00e7lerini \u015fu s\u00f6zlerle de\u011ferlendirdi:<\/p>\n<p><strong>\u201cD<\/strong>\u00fcnya Ye\u015fil Binalar Konseyi taraf\u0131ndan yap\u0131lan ara\u015ft\u0131rmaya g\u00f6re son y\u0131llarda artan \u00e7evre ve insan sa\u011fl\u0131\u011f\u0131 hassasiyeti, gayrimenkul yat\u0131r\u0131mc\u0131lar\u0131 ve bina kullan\u0131c\u0131lar\u0131n\u0131n ye\u015fil binalara y\u00f6nelik ilgisini artt\u0131rd\u0131. Paris\u2019te yap\u0131lan son COP21 konferans\u0131 ve imzalanan anla\u015fmalar bizlere bir kere daha s\u00fcrd\u00fcr\u00fclebilirlik ve karbon sal\u0131mlar\u0131n\u0131n azalt\u0131lmas\u0131n\u0131n 2016\u2019da ve \u00f6n\u00fcm\u00fczdeki y\u0131llarda en \u00f6nemli konulardan birisi olaca\u011f\u0131n\u0131 g\u00f6sterdi. Bu noktada yenilenebilir enerji ve enerji verimlili\u011fi sekt\u00f6rleri giderek \u00f6nem kazanacakt\u0131r. \u00d6zellikle t\u00fcm d\u00fcnyada ya\u015fanan krizler, petrol\u00fcn yo\u011fun oldu\u011fu b\u00f6lgelerdeki siyasi belirsizlikler,\u00a0 petrol fiyatlar\u0131n\u0131n d\u00fc\u015fen arza ba\u011fl\u0131 olarak d\u00fc\u015fmesine ra\u011fmen, enerji g\u00fcvenli\u011fi sebebiyle, \u00fclkeleri enerji verimli sistemler ve g\u00fcne\u015f, r\u00fczgar gibi alternatif enerji kaynaklar\u0131na tekrardan daha g\u00fc\u00e7l\u00fc bir bi\u00e7imde y\u00f6nlendirecek diye d\u00fc\u015f\u00fcn\u00fcyorum. Ayr\u0131ca buna ek olarak COP 21 anla\u015fmas\u0131 da yine \u00fclkelere ciddi y\u00fck\u00fcml\u00fcl\u00fckler getirmekte, karbon emisyonlar\u0131n\u0131n azalt\u0131lmas\u0131 amac\u0131yla yenilenebilir enerji kaynaklar\u0131na y\u00f6nelmeleirni te\u015fvik edecek hususlar i\u00e7ermektedir.Bu noktada\u00a0 karbon emisyonlar\u0131n\u0131n yakla\u015f\u0131k %30 unu meydana getiren ve enerjinin ortalama olarak % 40 a yak\u0131n\u0131n\u0131 t\u00fcketen binalar ve gayrimenkul sekt\u00f6r\u00fc, bu s\u00fcre\u00e7ten en \u00e7ok etkilenecekler aras\u0131nda olacakt\u0131r. GAyrimenkul sekt\u00f6r\u00fc ile s\u00fcrd\u00fcr\u00fclebilirli\u011fin kesi\u015fim noktas\u0131nda ise Ye\u015fil binalar duruyor. Ye\u015fil bina tan\u0131m\u0131 \u00e7ok geni\u015f oldu\u011fu i\u00e7in biz ye\u015fil bina olarak uluslararas\u0131 denetlenmi\u015f sertifikal\u0131 binalar\u0131 kastediyoruz.<\/p>\n<p><strong>\u00a0<\/strong><strong>T\u00fcrkiye\u2019de Devam Eden 300 Proje Var<\/strong><\/p>\n<p>2016 Ocak itibariyle \u00fclkemizde sertifikal\u0131 176 adet, devam eden ise 300\u2019\u00fcn \u00fczerinde ye\u015fil bina projesi bulunmaktad\u0131r. Biz Altensis olarak 2016 y\u0131l\u0131 \u015eubat ay\u0131 \u0130tibariyle toplam sertifikal\u0131 tamamlanm\u0131\u015f proje say\u0131m\u0131z\u0131 70\u2019e \u00e7\u0131kard\u0131k. Bu anlamda T\u00fcrkiye\u2019deki sertifikal\u0131 projelerin alan olarak yakla\u015f\u0131k y\u00fczde 70\u2019i bizim taraf\u0131m\u0131zdan y\u00f6netildi.
