Ofis sekt\u00f6r\u00fcn\u00fcn mevcut durumu ile ofis yat\u0131r\u0131m\u0131ndaki tercihlerin ve gelecek trendlerinin incelendi\u011fi raporda\u037e zamanda bir yolculuk ile ofis mek\u00e2nlar\u0131n\u0131n tarihsel geli\u015fiminin yan\u0131 s\u0131ra sekt\u00f6r\u00fcn mevcut durumu da derinlemesine analiz edildi.<\/p>\n<p style=\"text-align: justify;\">\n<p style=\"text-align: justify;\"><strong>65 Y\u0131ll\u0131k Deneyim ile Sekt\u00f6re Yeni Bir Bak\u0131\u015f A\u00e7\u0131s\u0131 <\/strong><\/p>\n<p style=\"text-align: justify;\">Toplant\u0131n\u0131n a\u00e7\u0131l\u0131\u015f konu\u015fmas\u0131n\u0131 yapan Anadolu Gayrimenkul Genel M\u00fcd\u00fcr\u00fc Ali Baki Usta, \u2018\u2019Rekabetin olduk\u00e7a y\u00fcksek oldu\u011fu, bir\u00e7ok \u00f6nemli akt\u00f6r\u00fcn birbirinden ba\u015far\u0131l\u0131 projeleri hayata ge\u00e7irdi\u011fi, canl\u0131 ve dinamik bir sekt\u00f6r\u00fcn i\u00e7erisindeyiz. Detayl\u0131 bir \u00e7ok ara\u015ft\u0131rman\u0131n sonucu, Anadolu Grubu olarak gelece\u011fe y\u00f6nelik ihtiya\u00e7 ve beklentileri ayr\u0131nt\u0131l\u0131 \u015fekilde analiz ederek, 2011 y\u0131l\u0131 sonunda sekt\u00f6re girme karar\u0131 ald\u0131k. Sekt\u00f6rde yeni oyunculardan birisiyiz, ancak 65 y\u0131l\u0131 geride b\u0131rakan k\u00f6kl\u00fc bir yap\u0131n\u0131n par\u00e7as\u0131y\u0131z. Anadolu Grubu\u2019nu bu sekt\u00f6rde temsil etme sorumlulu\u011fuyla davranmaya \u00e7al\u0131\u015f\u0131yoruz. Nitelikli projeler geli\u015ftirmenin yan\u0131s\u0131ra farkl\u0131 sekt\u00f6rlerdeki 65 y\u0131ll\u0131k deneyimimiz ile \u00fclkemize, kentimize, \u00e7evremize ve insan\u0131m\u0131za ve yeni girdi\u011fimiz gayrimenkul sekt\u00f6r\u00fcne katk\u0131da bulunmak istiyoruz. Bu misyonumuzun bir par\u00e7as\u0131 olarak, uzmanla\u015fmak istedi\u011fimiz ofis sekt\u00f6r\u00fcndeki dinamikleri kapsayan bir ara\u015ft\u0131rma i\u00e7in, \u0130T\u00dc \u00c7evre ve \u015eehircilik UYGAR Merkezi ile i\u015fbirli\u011fine gittik. Bir y\u0131l s\u00fcren yo\u011fun bir ara\u015ft\u0131rma ve \u00e7al\u0131\u015fma sonucu gelece\u011fe ve sekt\u00f6re \u0131\u015f\u0131k tutataca\u011f\u0131na inand\u0131\u011f\u0131m\u0131z bir \u00e7al\u0131\u015fman\u0131n ortaya \u00e7\u0131kmas\u0131ndan mutluluk duyuyorum\u2019\u2019 dedi.<\/p>\n<p style=\"text-align: justify;\">\n<p style=\"text-align: justify;\"><strong>De\u011fi\u015fen D\u00fcnya ile Birlikte Ofis Kurgusu da De\u011fi\u015fiyor <\/strong><\/p>\n<p style=\"text-align: justify;\">\u0130T\u00dc \u00c7evre ve \u015eehircilik UYGAR Merkezi\u2019nden Dr. Kerem Yavuz Arslanl\u0131 taraf\u0131ndan haz\u0131rlanan ve sunulan \u201cDe\u011fi\u015fen Ofis Alan\u0131 Kullan\u0131m\u0131 Talepleri ve Yeni Pazar Dinamikleri Ara\u015ft\u0131rma Projesi\u201d\u2019nde \u00f6ncelikle geli\u015fen teknoloji ile birlikte de\u011fi\u015fen ofis kurgular\u0131 incelendi.<\/p>\n<p style=\"text-align: justify;\">Raporda yeni ofis mekanlar\u0131ndan beklentilerin art\u0131k sadece mimari tasar\u0131m oda\u011f\u0131ndan \u00e7\u0131karak, teknik ve sosyal hizmet boyutuna ta\u015f\u0131nd\u0131\u011f\u0131 belirtildi. \u00c7al\u0131\u015fanlar a\u00e7\u0131s\u0131ndan bak\u0131ld\u0131\u011f\u0131nda ise bilgisayar ba\u015f\u0131nda ge\u00e7irilen zaman\u0131n artmas\u0131 nedeniyle, ergonomi ve konfor beklentisinin artt\u0131\u011f\u0131, bu ihtiya\u00e7lara g\u00f6re ve verimli \u015fekilde d\u00fczenlenmi\u015f modern ofislerde \u00e7al\u0131\u015fanlar\u0131n i\u015f yerinde kalma s\u00fcresinin y\u00fczde 35 oran\u0131nda fazlala\u015ft\u0131\u011f\u0131 a\u00e7\u0131kland\u0131.<\/p>\n<p style=\"text-align: justify;\">Ortaya \u00e7\u0131kan sonu\u00e7lar, teknolojik geli\u015fmeler ile birlikte hem \u00e7al\u0131\u015fanlar\u0131n, hem \u015firketlerin globalle\u015fti\u011fi ger\u00e7e\u011fini bir kez daha g\u00f6sterdi. Bir \u015firketin borsa i\u015flemlerinin New York\u2019da, \u00fcretiminin G\u00fcneydo\u011fu Asya\u2019da, yaz\u0131l\u0131mlar\u0131n\u0131n Hindistan\u2019da, reklam ve pazarlamas\u0131 \u00e7al\u0131\u015fmalar\u0131n\u0131n \u0130ngiltere\u2019de y\u00fcr\u00fct\u00fcld\u00fc\u011f\u00fc \u00f6rne\u011fi \u00fczerinde duruldu. Bu geli\u015fmelerin, \u015firketlerin \u00e7al\u0131\u015fma modellerinde de\u011fi\u015fiklikleri beraberinde getirdi\u011fi, ileti\u015fimin \u00e7ok daha kolay sa\u011flanabiliyor olmas\u0131 ve d\u0131\u015fardan \u00e7al\u0131\u015fman\u0131n olanakl\u0131 olmas\u0131n\u0131n ofis mekan kullan\u0131mlar\u0131nda k\u00fc\u00e7\u00fclmeye neden oldu\u011fu iletildi. 21. y\u00fczy\u0131l ile birlikte \u00e7al\u0131\u015fan ba\u015f\u0131na metrekarenin %12 oran\u0131nda d\u00fc\u015fmesi de bu k\u00fc\u00e7\u00fclmeyi g\u00f6zler \u00f6n\u00fcne serdi.<\/p>\n<p style=\"text-align: justify;\">\n<p style=\"text-align: justify;\"><strong>Sosyalle\u015fen Ofisler ile Geli\u015fen Yeni Fikirler <\/strong><\/p>\n<p style=\"text-align: justify;\">Raporun en ilgin\u00e7 sonu\u00e7lar\u0131ndan biri ise, t\u00fcm bu de\u011fi\u015fime ra\u011fmen gelecekte ofislere duyulan ihtiyac\u0131n de\u011fi\u015fmeyece\u011fi oldu. \u00c7al\u0131\u015fma kapsam\u0131nda, \u00e7al\u0131\u015fanlar\u0131n istedikleri her yerden veriye ula\u015fabilmesine ra\u011fmen, bu veriyi bilgiye d\u00f6n\u00fc\u015ft\u00fcrmek i\u00e7in bir araya gelmeye, fikirleri tart\u0131\u015fmaya ve ortak ak\u0131l ile ilerlemeye ihtiya\u00e7 duyduklar\u0131 ortaya \u00e7\u0131kt\u0131. \u015eirketlerin sadece bir ofis binas\u0131nda \u00e7al\u0131\u015fanlar\u0131n\u0131 toparlamaktan da \u00f6te, \u00e7al\u0131\u015fanlar\u0131n\u0131n ayn\u0131 ofis alan\u0131 i\u00e7inde etkile\u015fimlerini artt\u0131rmaya y\u00f6nelik mimari \u00e7\u00f6z\u00fcmlere de y\u00f6neldi\u011fi a\u00e7\u0131kland\u0131. \u015eirketlerin ofiste sundu\u011fu olanaklar ve mekan kalitesi ile yetenekli \u00e7al\u0131\u015fanlar\u0131 kendine \u00e7ekmeye \u00e7al\u0131\u015ft\u0131\u011f\u0131 belirtildi.<\/p>\n<p style=\"text-align: justify;\">\n<p style=\"text-align: justify;\"><strong>Sekt\u00f6r de Bu De\u011fi\u015fime Ayak Uyduruyor <\/strong><\/p>\n<p style=\"text-align: justify;\">Ofis ya\u015fam\u0131ndaki de\u011fi\u015fiklilerin ele al\u0131nd\u0131\u011f\u0131 raporda, \u00fczerinde durulan bir di\u011fer konu da geli\u015fen ofis sekt\u00f6r\u00fc ile birlikte \u0130stanbul pazar\u0131ndaki ofislerin mekansal analizleri oldu.<\/p>\n<p style=\"text-align: justify;\">\u0130stanbul\u2019da son y\u0131llarda ofis yat\u0131r\u0131mlar\u0131nda ger\u00e7ekle\u015fen art\u0131\u015f\u0131n, \u00f6n\u00fcm\u00fczdeki d\u00f6nemde de y\u00fckselen bir ivme ile devam edece\u011fi vurguland\u0131. 2014 y\u0131l\u0131 4. \u00e7eyrek rakamlar\u0131na g\u00f6re 4 milyon metrekareye ula\u015fan ofis sto\u011funun, 2015 y\u0131l\u0131nda 5 milyon metrekareye ula\u015faca\u011f\u0131 bilgisi payla\u015f\u0131ld\u0131.
